Idea Competition "Shinjoshiki (New Common Sense) Pic"

"PIC" stands for Personal Innovation Challenge. This is an internal program that encourages employees to propose original business ideas rooted in their own knowledge, experience, and creativity. After internal review, selected proposals move forward toward real-world business development. Launched to drive value creation across MIRARTH HOLDINGS Group, the program offers employees a platform to independently propose and bring new ventures to life. The 2024 round marked the third edition of this initiative. Participants refine their ideas through mentoring and training before progressing through the first and second screening rounds, culminating in a final pitch to board members. Ideas that pass the final round enter the acceleration phase. Once the business potential is validated through proof-of-concept, the originator may choose to spin off the idea as an independent business, lead a newly established division, or transfer the concept to the Company.

Urban-type Compact Condominiums "NEBEL"

In recent years, the demand for housing has changed with the increase in the number of dual-earner households and single-person households, and there is a growing need for properties that are more convenient, such as those in the city center or close to train stations, rather than large in size. In response to these lifestyle changes, Takara Leben offers the "NEBEL" series of compact urban condominiums for singles and DINKs (double income no kids).
This series is an urban compact condominium brand that captures the diversified lifestyles of people by maximizing the manufacturing know-how we have cultivated in our new condominium business to date. The quality of design, specifications, and facilities of the family condominiums that we currently supply is retained in these compact condominiums, and the "NEBEL" series is being developed in various locations in Tokyo metropolitan area, Kinki area, Sendai, and other areas. We will continue to provide properties that meet the needs of society, such as modern lifestyles, to further support our customers' fulfilling lifestyles.

High-Grade Rental Residences: LUXENA

Takara Leben launched the LUXENA brand of rental residences in 2017, drawing on its technical expertise and experience in housing development. The name combines the ideas of LUXURY living spaces and ENABLING a higher standard of life.

The 43rd property under the brand, LUXENA Hachioji Teramachi in Tokyo's Hachioji City, began leasing in February 2025. Two exclusive top-floor units come equipped with private saunas in the washroom, featuring sauna cabins by world-renowned Finnish brand Harvia, the birthplace of sauna culture. This new offering delivers a new kind of value that challenges conventional ideas of what rental housing can offer.

Concept Rental Residence: LUXENA+

Responding to the increasingly diverse and specialized demands in housing, Takara Leben has launched LUXENA+, a new series within its premium LUXENA rental residences. The new series aims to offer added value to living spaces by introducing special concepts. 

Designed to meet specific lifestyle needs, such as enjoying music to the fullest or living with a pet, the LUXENA+ series features properties with distinctive concepts, including soundproof rooms in every unit and on-site dog runs.

The first property in the series, LUXENA+ OTO Minami-Senju, opened in Tokyo's Arakawa Ward in February 2025. True to its name, "OTO" (meaning "sound" in Japanese), the building is designed with a focus on acoustics, featuring soundproof rooms rated D-70* and 200V power systems in every unit. While preserving the refined design and comfort that define the LUXENA brand, it offers a sound environment and quality that meet the demands of professional musicians and serious audio users.​ ​

"My Reha" Day Care Service Specializing in Rehabilitation

"My Reha," developed by Leben Community is a rehabilitation-focused day-care facility service that aims to prevent the need for nursing care through continuous simple and enjoyable exercise, centered on Red Cord Exercise*. Since opening our first branch in July 2011, we have been a community-based facility providing services to those who have been certified as requiring assistance and care. As more elderly people have concerns and worries about their health in old age, our mission is to bring the "joy of being able to move on your own" to as many people as possible.

LEBEN Ueda Chuo GALLDEA 

LEBEN Ueda Chuo GALLDEA is a 13-story residential building located in the heart of Ueda City, a historic castle town in Nagano Prefecture. Developed in line with the city's policies on residential and urban function promotion, the property stands along Unnomachi Shopping Street, an area with roots stretching back to the Edo period. With its refined, modern façade echoing the character of the town, this designer residence encourages city-centered living.

The retail space on the first floor is being used as an Incubation Shop in collaboration with the Ueda City Federation of Merchants' Association, aiming to support emerging local entrepreneurs and fostering interaction between residents and the local community. Design-wise, with features such as an approach reminiscent of a solemn cloister, the residence presents a forward-looking compact lifestyle as an attractive and distinctive living space.

Amid the nationwide shift toward compact cities, the project was recognized for promoting a sustainable urban vision that blends historical heritage with modern living, encouraging residents to become part of a long-established local community. It was awarded the 2024 Good Design Award for this contribution.

Issuance and Explanation of "Guide to Important Disaster Preparedness Information"

To help residents better understand how to respond in the event of a disaster, MIRARTH HOLDINGS and Takara Leben provide essential guidance to buyers of new built-for-sale condominiums. This includes information such as nearby evacuation sites and other relevant resources. In addition to the legally mandated "Explanation of Important Matters," provided at the time of the real estate transaction, which outlines key terms and conditions of the property, we have created and issued our original "Guide to Important Disaster Preparedness Information." This initiative creates opportunities where residents can receive clear, region-specific disaster preparedness information before moving in.

Our approach, which incorporates these disaster preparedness perspectives beyond the scope of a single building, was recognized and awarded the Good Design Award at the GOOD DESIGN AWARD 2024.

"USE OF MODEL ROOMS AND SALES CENTERS AS DISASTER RESPONSE SITES" Project

The model rooms created when selling built-for-sale condominiums show customers what completed built-for-sale condominiums will be like and serve as sales negotiation sites. However, they are frequently built for individual condominiums and torn down after all units are sold. We are promoting efforts to open this model room to the general public as a disaster prevention center, equipped with preserved food and water essential for daily life in the event of a disaster. Efforts began in FY2019, and installation was completed at all model rooms of condominiums sold by Takara Leben. We will actively use our expertise in efforts such as supplying condominium unit buyers with disaster kits and will expand these sites.

"10 for All" Safety Assurance Service and "KIT+" Personal Disaster Kits

As part of our efforts to ensure that residences are not supplied as mere "boxes" and to progress from "material wealth" to "qualitative wealth," we have begun providing the "10 for All" safety assurance service and "KIT+" personal disaster kits. "10 for All" offers customers support so they can live with peace of mind through extended warranties for residential facilities and equipment, 24-hour emergency response and maintenance support for water leaks, key issues, glass breakage, inspections of private areas and repair services, and other services for 10 years after property handover. "KIT+" are not kits of disaster response goods for entire households, but instead a concept focused on individual needs. These were the winner of a Good Design Award 2016. Each consists of a compact, A4-sized folder file-like package which individuals supplement with their specific needs in the event of an emergency, to be kept close at hand at all times.

IoT Delivery Box "THROUGH TAKU" Project

With the expansion of online sales and the use of delivery services, issues related to home delivery, including "redelivery due to absence," have arisen. THROUGH TAKU, a delivery box built into the entrance of each condominium unit, offers convenience which was not available in the conventional type of delivery boxes to both residents and delivery persons. Residents can use their smartphones to unlock the digital locks and receive the parcels when they are out, eliminating the need for redelivery by the courier company. Furthermore, it is possible to ensure the "non-face-to-face communication" required due to the COVID-19 pandemic. In addition, this eliminates the inconveniences of having to carry heavy delivery items to one's residential unit, or not being able to use it due to a lack of available space.

LUIC Project, a unique water system

The "RUIC" project is an original water system by Takara Leben that focuses on "water" by allowing people to use purified water in all aspects of their lives. Since its launch in 2008, it has been adopted by the company's own brand of condominiums, and has changed the lives of many people by changing the basics of life, "water". The "RUIC" project has always continued to evolve by incorporating new technologies. Currently, it consists of "Takara no Mizu", which allows you to use purified water from faucets throughout the house, "Takara no Mirabath Vision", which provides cleaning and warming effects with ultra-fine bubbles just by soaking in the bathtub, and "Takara no Mirable Shower", which uses water containing ultra-fine bubbles to condition the skin and hair. "Takara no Mirabath Vision" has a variety of functions such as fluctuation bathing and spot care, and is newly equipped with a "micro-iony" function that removes dirt from the bathtub with activated oxygen atoms.

Adapting to New Lifestyles

Standard Installation of EV Charging Outlets

MIRARTH HOLDINGS and Takara Leben are introducing electric vehicle (EV) charging outlets as a standard feature* in flat parking spaces of new built-for-sale condominiums, including the LEBEN series and the NEBEL urban compact condominium line.

The EV charging outlets will be installed using flexible configurations to meet diverse needs, such as dedicated spaces and shared-use setups, based on the battery capacity of different vehicle models. A dedicated smartphone app will be used to calculate and manage electricity usage. Users will be charged based on consumption, with payments handled by a third-party billing service and transferred to the condominium management association.

  • * In principle, one outlet will be installed if the parking lot has fewer than 10 spaces. For lots with 10 or more spaces, outlets will be installed for 10% of the total.

Smart Home Service "eLife"

Takara Leben has introduced the smart home service "eLife" in all units of LEBEN Yashio GRANFORDE. By focusing on smart integration of home equipment that is difficult to install after move-in, the property delivers an advanced residential experience equipped with the latest IoT devices.

Through the dedicated smartphone app HomeLink, residents can check the status of their home locks while away and lock or unlock doors remotely. By linking the app with the phone's GPS, they can also control home equipment on the go, such as automatically starting to fill the bathtub on the way home or adjusting the room temperature via the air conditioner. Other features include automatic curtain operation based on residents' daily routines, smart lighting control, and temperature and humidity adjustment linked with a humidifier. These IoT-enabled functions deliver both enriched comfort and convenience for everyday living.

Pabbit: Convenient Parcel Pickup on Your Floor, Even When You're Away

In the logistics industry in recent years, a serious shortage of drivers and an increase in redeliveries have become pressing issues, and improving transportation efficiency is now essential. Since trucks and other vehicles used for transporting parcels emit CO₂, reducing redeliveries also helps lessen environmental impact.

Takara Leben has introduced "Pabbit" at LEBEN Wako THE GRANDE, the first large-scale condominium with over 300 units, to install dedicated delivery boxes on each floor for every residence. Even when residents are away, parcels can be securely received. Leben Community is also working to expand the system across other condominiums it manages. With Pabbit, partnered couriers can use a tracking number to unlock the security system and deliver packages directly to the floor-specific box for each unit. This reduces the need for redelivery. By easing the stress of waiting for deliveries or handling heavy packages, and by cutting CO₂ emissions from repeated trips, it also contributes to environmental goals and supports the achievement of the SDGs.

At LEBEN YOKOHAMA YAMATE ONE WARD COURT (Kanagawa Prefecture), a property completed in February 2023 to commemorate the 50th anniversary of the founding of the Takara Leben Group*, facilities that take into consideration the lifestyle of the New Normal, provide security and safety for residents. When residents enter the building from the outside, they can unlock the auto-locking door without touching it by simply passing the dimple key (with built-in IC chip) of their unit entrance over the sensor at the common entrance. Elevators are also equipped with a function that allows users to operate floor buttons simply by holding their hands over them.

Takara Leben has joined "Sentro," its second detached housing project in the Philippines, through a partnership with OVIALAND, INC., a developer specializing in single-family housing in and around San Pablo City, Laguna State, Republic of the Philippines.

This project involves the development of detached homes in San Pablo City, located about 80 kilometers southeast of Manila, the capital of the country. Laguna Province is known as a popular residential area for commuters working in Metro Manila and nearby industrial zones. The project enjoys a prime location just a 10-minute drive from central San Pablo. With convenient access to commercial facilities such as SM Mall, it offers a highly livable and well-connected environment.

Construction is set to begin in November 2024. The development will cover 92,808 square meters and include a total of 758 units, comprising detached houses and townhouses, with shared facilities such as a clubhouse.

Detached Housing Development in San Pablo City, Philippines

Takara Leben is participating in the "SAVANA SOUTH PROJECT," a detached housing development in San Pablo City, the Philippines, in collaboration with OVIALAND, INC. This marks the Group's third overseas residential development, following condominium projects in Vietnam and Thailand.

The project is a detached housing development in San Pablo City, Laguna Province, located approximately 80 kilometers southeast of Manila, the capital of the nation. Laguna serves as a commuter base for people working in Metro Manila and nearby industrial parks. The development covers approximately 6.5 hectares and will offer a total of 657 homes. Construction began in January 2024, with handovers starting in December 2024.

In the country, where strong economic and population growth is expected, housing demand is rising, and a shortage is anticipated under the current pace of supply. Drawing on the real estate development expertise cultivated in Japan, our Group is committed to meeting local housing needs and contributing to urban development.

Participation in Condominium Project "Modiz Vault Kaset Sripatum" in Bangkok, Thailand

Takara Leben and Takara Leben Thailand have partnered with ASSETWISE PUBLIC COMPANY LIMITED to jointly participate in "Modiz Vault Kaset Sripatum," our fourth condominium development in Bangkok, Thailand.

Located in the Lat Yao area of Chatuchak District, approximately 9 kilometers northeast of central Bangkok, this new built-for-sale condominium spans a site area of 8,592 square meters. The development comprises two reinforced concrete buildings, one with 21 floors and the other with 7, proudly offering a total of 798 units, including 11 commercial spaces.

The site also offers excellent accessibility, just an 8-minute walk from Bang Bua Station on the BTS Green Line, with direct service to Siam Station in about 30 minutes. It is situated in the same neighborhood as "Kave Seed Kaset," the second joint project with ASSETWISE, and lies adjacent to Kasetsart University, making it especially convenient for students. With its strong transport links and rich educational surroundings, the project is drawing interest not only from students but also from a broad range of prospective buyers. Construction is underway following Environmental Impact Assessment (EIA) approval, and the handover is scheduled for the first quarter of FY2026.

Participation in Detached House Project "Malton Reserve Pinklao Kanchana" in Bangkok, Thailand

Takara Leben has joined the "Malton Reserve Pinklao Kanchana" project in collaboration with Major Development Public Company Limited (MJD). This marks our fifth project in Bangkok and our first entry into the detached housing market in the city.

Located in Thawi Watthana District, about 15 kilometers west of central Bangkok, the project spans a site area of 21,913 square meters. Plans include 25 detached homes along with shared facilities such as a clubhouse. The area offers excellent residential convenience, being approximately a 10-minute walk from the main road, Kanchanaphisek Road, and nearby commercial centers. Lak Song Station on the MRT Blue Line is also about a 10-minute drive away, providing access to Silom Station in central Bangkok in around 25 minutes.

In accordance with local urban planning regulations, each lot in the area must be at least 400 square meters, and building height is also restricted. These conditions create a spacious and orderly streetscape, offering a contrast to the dense high-rise developments of the city center. Sales are scheduled to begin in October 2025, with handovers expected from April 2026 onward.

Condominium business in Bangkok, Thailand "Atmoz Flow Minburi"

Takara Leben and Takara Leben Thailand are working on the condominium business "Atmoz Flow Minburi" in collaboration with ASSETWISE PUBLIC COMPANY LIMITED, a developer in Bangkok, Thailand, which is involved in a number of development projects.

"Atmoz Flow Minburi" is a newly built condominium for sale in Minburi District, approximately 20 km northeast of central Bangkok, completed in November 2023. The property boasts a site area of 9,652 m2 and consists of three eight-story reinforced concrete buildings with a total of 739 units. The property is also located about an 8-minute walk from the Mimburi Market station on the New Pink Line, which opened in January 2024, and is conveniently located near the main street that circles Bangkok. With 35 common facilities including an outdoor swimming pool, communal kitchen, co-working space, and open-air library, residents can spend their time exercising, relaxing, or working to suit their diverse lifestyles.

Within the area of the project, "Mingle Hill Minburi, " a commercial facility owned and operated by ASSETWISE, has also opened and is used not only by residents but also by nearby residents. In the future, new condominiums will be developed for sale in four phases in the "Wise Park Minburi" where the project is located.

Haiphong, Vietnam "THE MINATO RESIDENCE"

"THE MINATO RESIDENCE" is the first large-scale condominium development project (site area 12,760 m² / 26 floors above ground / 924 units) in Hai Phong, Vietnam's third most populous city, where development, construction, and management are all handled by Japanese companies, with Takara Leben and Fujita Co., Ltd. in charge of development and construction, and Leben Community Vietnam management.
In the new urban area "Water Front City," which is expected to continue to grow and develop commercially, the south wing was completed in November 2021, the north wing in February 2024, and the central park in April 2024 as a complex condominium with commercial facilities, and "THE MINATO RESIDENCE" was completed.

In December 2021, Takara Leben and Leben Community partnered with Halato Joint Stock Company (Halato), a company with a wealth of experience in Ho Chi Minh City, Vietnam, to participate in the renovation project. In Ho Chi Minh City, there are many large-scale mixed-use developments, but while the center is being modernized locally, there are dilapidated buildings scattered in places just off the main street and outside the center, resulting in inconsistencies in real estate use and hindering the development of the area as a whole. By combining the real estate development technology cultivated by the Group in Japan with Halato's expertise and experience, we will contribute to the urban development of Ho Chi Minh City by renovating aging buildings into more valuable real estate.
