Higashikawaguchi Station Administrative Center Opened at LEBEN Higashikawaguchi GRANDEST

Takara Leben completed construction of LEBEN Higashikawaguchi GRANDEST in November 2023 as part of Saitama Prefecture's first public-private partnership (PPP) project for a condominium, undertaken jointly with Saitama Kenko Co., Ltd. In April 2025, the Higashikawaguchi Station Administrative Center, located on the first and second floors of the building, opened to the public.
Located just a one-minute walk from Higashikawaguchi Station on the JR Musashino Line and The Saitama Rapid Railway Line, the property is an 18-story condominium with two basement levels. The inclusion of public facilities such as the administrative center and a police box, accessible to local residents, also led to improvements to the station rotary area. These developments have further enhanced convenience and established the place as a new hub for community activity and vitality.

Fukui Station Railway Street North District B Block Type 1 Urban Redevelopment Project (LEBEN Fukui Chuo ARCGATE)

Takara Leben is participating in the Type 1 Urban Redevelopment Project for Block B in the north district of Fukui Station Railway Street as a member of the redevelopment association. In July 2024, we began offering LEBEN Fukui Chuo ARCGATE in the area commonly known as the "triangle zone" at the west exit of JR Fukui Station. This district was shaped through the development of public facilities under a land readjustment project for postwar reconstruction. Since the 1950s, it has developed as a commercial center and become a key hub in the city's downtown area. In recent years, however, a growing number of vacant storefronts, aging buildings, and the rapid progression of population aging have highlighted the need to renew urban infrastructure and create environments better suited to an aging society.

The project, scheduled for completion in January 2026, is a mixed-use complex consisting of commercial facilities on the first floor, medical and welfare facilities on the second floor, and 62 residential units from the third floor and above. It promotes smart wellness housing, which is increasingly in demand in an aging society. While aiming to renew urban functions, the development also seeks to create a new hub for interaction, vibrancy, and relaxation, contributing to community revitalization in the city center.

The project also incorporates elements that reflect Fukui's historical background as a prosperous castle town during the Edo period. By using Shakudani-ishi, a stone unearthed from the site and originally used for Edo-period stone walls, in benches, and by incorporating its distinctive green hue into the building's exterior tiles, it seeks to integrate the legacy of history and culture into a modern urban space.

Odawara Station-front Condominium Reconstruction Project (LEBEN ODAWARA THE TOWER)

MIRARTH HOLDINGS has been participating in the "Odawara Station Front Joint Building Condominium Reconstruction Project" in Odawara City, Kanagawa Prefecture since 2017 as a participating union member and project collaborator. In June 2024, the "LEBEN ODAWARA THE TOWER", a mixed-use project integrating residential and commercial facilities with medical and commercial facilities, was completed.

This project was undertaken to rebuild the so-called "Shinkansen Building," originally constructed in 1975, which had structural issues in terms of earthquake resistance. Since joining in 2017, the Odawara Station-front Condominium Redevelopment Association, of which the Company (then operating under the name Takara Leben) is a part, has obtained a "Rebuilding Resolution" based on the Act on Building Unit Ownership and recognition under the "Program for the Development of High-Quality Buildings." Demolition and new construction proceeded in accordance with the approved plans. Located just a one-minute walk from the west exit of Odawara Station, where the JR Tokaido Shinkansen and other lines operate, the property offers both an exceptional location and asset value. With 190 units in total, it is the largest and tallest residential development in the area*, designed as a high-grade residence.

Development of High-Quality Buildings in the Odawara City Sakaemachi 2-Chome Central District

MIRARTH HOLDINGS is advancing the "Development of High-Quality Buildings in the Odawara City Sakaemachi 2-Chome Central District"*, Kanagawa Prefecture, and is working to create a vibrant and peaceful downtown revitalization.

The project involves the development of a mixed-use complex that integrates commercial and residential functions. Designed with a strong architectural identity, it aims to become a new landmark for Odawara, featuring seismic and disaster resilience along with environmentally conscious spatial planning. The lower floors will house commercial tenants that create continuity with the surrounding shopping district, fostering close ties with local merchants and neighborhood associations. The facility aims to enhance both walkability and daily convenience, serving as a vibrant hub for community interaction. The middle and upper floors will include 286 residential units (as of April 2025), offering scenic views of Odawara Castle, Sagami Bay, and the Tanzawa Mountains. These residences will feature shared amenities designed with resident comfort in mind and support efforts to increase the permanent population of the city center. Construction commenced in November 2024, with completion scheduled for March 2028. (As of April 2025)

In Odawara City, the local government has established its "Basic Policy for Urban Corridor Development," which aims to "revitalize the city center of vibrancy and comfort – creating a city people want to visit (increasing the exchange population) and a city people want to live in (increasing the resident population)." At the same time, the city's central area faces challenges such as the decline of the retail sector, abandoned bicycles, and aging buildings. Through this project, the MIRARTH HOLDINGS Group is working to address these issues while also promoting the sustainable urban revitalization that Odawara envisions.

Urban Redevelopment Project in Machikatacho and Toriyokocho First District, Numazu City, Shizuoka Prefecture

On January 30, 2025, Takara Leben and Fujita formed a consortium and signed a specific business agency agreement with the Urban Redevelopment Association of the Machikatacho and Toriyokocho First District in Numazu City, Shizuoka Prefecture.

This project involves the redevelopment of a section of the Arcade Meitengai that was established in 1954 as Japan's first fire-resistant, cooperative architectural-style commercial district. Through the redevelopment, the aim is to revitalize the city center, with demolition work scheduled to commence in October 2024, followed by the construction of a building with 105 residential units and retail spaces, comprising ten floors above ground and one below.

In FY2024, a design workshop was held as a continuation of the previous year's initiative. Based on the district's overall development policy, the workshop facilitated active discussions with shopping district residents, including association members, about detailed plans for roads and sidewalks around Block E, as well as future maintenance and management approaches.

Our Group will continue working toward urban revitalization in close collaboration with landowners, rights holders, and local governments, utilizing various urban development methods. In doing so, we aim not only to address the diverse challenges faced by cities but also to enhance functionality and livability, creating safe, secure, and attractive urban environments.

Redevelopment Plan for Former Department Store Site

Takara Leben has acquired land centered on the Okajima Department Store, which has been operating in the downtown area of Kofu City, Yamanashi Prefecture, since 1843, and will develop a complex consisting of tower residences, commercial facilities and a self-propelled parking lot, the third development in the city.

The facility is planned to include a tower residence, the largest of its kind in the prefecture, as well as next-generation commercial facilities that inherit the DNA of Okajima, a plaza capable of hosting events, and a self-propelled parking lot. The project aims to increase the number of downtown area residents, including those moving from the city center, and to attract visitors to the central city area, and to serve as a starting point for the circulation of residents and visitors, as well as to develop the central city area in a way that leads to the revitalization of its liveliness.

Minamikoiwa 6-chome District Type 1 Urban Redevelopment Project

MIRARTH HOLDINGS together with Nomura Real Estate Development Co., Ltd. and SHIMIZU CORPORATION, is participating in the “Minamikoiwa 6-chome District Type 1 Urban Redevelopment Project” in Edogawa Ward, Tokyo, as a participating partner and specified business agent to acquire the reserved floors for residential and commercial properties.

To realize the “JR Koiwa Station Area Urban Development Master Plan” formulated by Edogawa Ward in January 2009, this project will renew the area into an urban complex with residential and commercial functions through the advanced use of land. It aims to create a lively environment and improve the living environment and community safety and security by creating a sense of circulation and liveliness using the Ring Road which will be developed in the form of connecting the Minamikoiwa 7-chome West District, which was completed in 2015 and the Minamikoiwa 7-chome District, for which a preparatory association was established in August 2016.

Since the project is located at the entrance to the Flower Road shopping street, we aim to create a facility that will be the symbol of JR Koiwa Station while focusing on the continuity of the city section by taking advantage of its location in front of the station, forming three city sections (I-III) and developing them sequentially.
Construction of Block I was completed in December 2020, and the commercial building, with 10 floors above ground and a total floor area of approximately 7,122 ㎡, was fully opened in July 2021.
Construction of Block II was completed in May 2022. The 22-story building with one basement level and a total floor area of approximately 29,148 ㎡ consists of residential units (233 units) as well as commercial, business, and parking facilities.
Construction of Block III is scheduled to be completed in November 2025. The 33-story building with one basement level and a total floor area of approximately 53,153 ㎡ will include residential units (367 units) as well as retail, public bicycle parking, and parking facilities.

Regional Revitalization

UKIHA RIVERCAMP: A Campsite Repurposing a Former School

Takara Leben has opened UKIHA RIVERCAMP, a new campsite developed in collaboration with VILLAGE INC, a company that plans, develops, and operates camping and glamping sites across Japan. The site makes use of the former Himeji Elementary School building in Ukiha City, Fukuoka Prefecture.

The camp site is situated adjacent to the Kumanoue River and surrounded by lush greenery, offering a natural setting where visitors can experience the unique beauty of the local environment, such as fireflies dancing by the riverside in the summer. It also provides a wide range of content that takes advantage of the features of the former school facility.

This project contributes to the revitalization of the city by addressing the local issue of unused real estate. Through the transformation of idle property, it promotes regional development by increasing visitor traffic, boosting tourism, encouraging the use of local specialties, and creating employment opportunities. The facility is also equipped to function as an evacuation shelter in times of emergency, supporting the city's disaster preparedness efforts.

Kagoshima Airport Hotel Project

The Kagoshima Airport Hotel, which had served as the gateway to Kagoshima for 51 years, closed at the end of March 2024 due to aging facilities. Recognizing the hotel's important role as a public-facing facility located near Kagoshima Airport and its significance as an entry point to the region, Takara Leben has taken on its legacy. Aiming to contribute to the revitalization of Kagoshima, we are developing a new hotel on the site, with plans to open and begin operations in 2027.

Working closely with the local community, we will create new value by leveraging the unique appeal of the area. Our goal is to build a hotel that brings happiness to Kagoshima's future and becomes a true Takara—a treasure—for the region.

AQUAIGNIS AWAJISHIMA

Takara Leben and MIRARTH Asset Management are participating in the Aqua Ignis Awaji Island (Awaji City, Hyogo Prefecture) project, a natural hot spring resort complex. This facility is the first national park Park-PFI** project approved in Japan.

We believe that this project will contribute to regional revitalization and increase the value of the region as a new business scheme in cooperation with not only local governments but also other industries. MIRARTH Asset Management (formerly Takara Asset Managment) decided to invest in the project because it is located at the northern end of Awaji Island, with excellent access from the Kansai region; it is a destination on Awaji Island, which had been a transit point; and it has the same potential as Aqua Ignis and VISON in Mie Prefecture, where Aqua Ignis already operates.

We will continue to work hand in hand with national parks, as we did in this project, to find better ways of public-private partnerships, as we strive to develop the tourism industry on Awaji Island and revitalize the region.

Community-Based Shopping Center "tonarie Hoshida"

MIRARTH HOLDINGS has jointly developed the community-based shopping center "tonarie Hoshida" (Katano City, Osaka Prefecture) with ES-CON JAPAN.

The neighborhood is within the area of the Hoshida Station North Land Readjustment Project (total area: approx. 26.4 ha), where new developments such as condominiums, detached houses, medical facilities, and parks are underway, and further development is expected in the future. The said commercial facility is conveniently located in front of Hoshida station in this area. As a community-based commercial facility with tenants such as supermarkets, drugstores, 100 yen stores, and a medical mall, we aim to contribute to the development of the area and be loved by the community.

We will contribute to community building and local revitalization by leveraging the commercial facility development and management know-how that we and the ES-CON JAPAN Group have cultivated over the years.

Support for Revitalization of Central City Areas

MIRARTH HOLDINGS Group promotes regional development through its business and is actively involved in community revitalization and community development activities in the areas where it supplies properties.

Sea of Japan Takaoka Hot Pot Festival / Takaoka Craft Market Street/ Takaoka Tanabata Festival

Since 2019, Takara Leben has taken part in the Sea of Japan Takaoka Hot Pot Festival, a major winter event in Takaoka where visitors enjoy hearty hot pot dishes filled with fresh seafood, meats, and vegetables.
At the 39th festival in 2025, 17 employees joined the event through collaboration with our in-house study group team. They served the ever-popular imoni stew, which drew great interest once again this year. Despite the snowy conditions and slippery footing, the team sold a record-breaking 1,400 bowls, the highest number ever.

Since 2021, we have been participating in Craft Market Street, an event that promotes the appeal of Takaoka City in Toyama Prefecture, a town with over 400 years of tradition in craftsmanship and manufacturing, through the theme of "monozukuri." We have also been supporting the Takaoka Tanabata Festival since 2019, a summer event that lights up the night sky with a dazzling display of approximately 1,000 Tanabata decorations, including a massive 20-meter-tall Tanabata streamer. In FY2024, we continued our support for both events through sponsorship.

By supporting these key events in Takaoka, we are contributing to revitalization of the city's central district.

Kofu Tanabata Festival

Takara Leben has been a sponsor and participant of the Kofu Tanabata Festival in Kofu City, Yamanashi Prefecture since 2023. As part of the ongoing redevelopment of the former Kofu-Okajima Department Store site, we seek to build ties with the local community and contribute to the revitalization of the city.

The Kofu Tanabata Festival is held every year in the city during the Tanabata season and is a hallmark of summer in the region. In 2024, marking our second year of participation, the festival welcomed approximately 68,000 visitors over three days. Fifteen employees took part as staff, offering ice cream and frankfurters, which were warmly received.

Participation and Support of Community Activities

Participation in General Incorporated Association Koiwa Station Area Management Organization

Several large-scale redevelopment projects are currently underway in the area surrounding Koiwa Station on the JR Sobu Line, which has been in operation for more than 100 years.

Station Area Management Organization (KOITTO*1) was established as an organization for landowners, developers, residents, users, and others to work together to enliven the new Koiwa area to be reborn through redevelopment. MIRARTH HOLDINGS, which is participating in the Minami Koiwa 6-chome Area Type 1 Urban Area Redevelopment Project, is a special supporting member of KOITTO.

KOITTO is engaged in (1) promotion of projects and events that promote regional cooperation and collaboration, (2) operation and utilization of the KOITTO TERRACE area management base, (3) area branding activities in the Koiwa Station area, and (4) consideration of public space utilization in line with the progress of redevelopment.

The area management base KOITTO TERRACE has been established in FIRSTA I in Block I of the redevelopment project, which was completed prior to the project, to promote area management around Koiwa Station.

Akabane Summer Festa

Takara Leben has been taking part in the Akabane Summer Festa since 2018 to support community activities in the area.

On August 24 and 25, 2024, 32 employees from the Company joined the event as staff, running a stall that sold frankfurters, tamasen, and drinks. The stalls proved popular, drawing long lines of customers.

Held on a stage set up in the center of the Akabane Elementary School grounds, the event featured Bon Odori, hula dancing, and live performances by professional musicians, attracting large crowds of local families.

Takara Leben will continue to contribute to the community and deepen connections with local residents through ongoing participation in the festa.
